To safely carry out the purchase of a house with cryptocurrencies, the buyer could convert their crypto-assets into euros. This step can be accomplished through a conversion company that we can suggest, and then proceed with the appropriate procedures with the Tax Agency.

We will take care of the notarial process and the management of the escrow account. The transfer of the property title takes place at the same moment it is signed. All expenses related to the sales process and taxes are paid through an official bank account.

STEPS TO FOLLOW?

Keep in mind that in order to buy a property with a cryptocurrency, you need to undergo the KYC (Know Your Customer) verification process to ensure that the provided information and the customer are genuine and reliable. The buyer must provide their information to be verified and must be the titleholder of the deed.

Regarding taxes, we must take into account two taxes: the VAT (Value Added Tax) and the ITPAJD (Transfer Tax and Stamp Duty). When making the payment in euros or bitcoin, it does not affect the applicable tax. If the acquisition is made on a newly constructed property, the VAT will be applied.
